Available Environmental Testing
Michelle works with accredited, independent third-party laboratories and qualified environmental professionals across the country to help clients identify appropriate testing, understand their results, and determine practical next steps.
Indoor and outdoor air quality: VOCs and fine particulates originating from building materials, freeways, airports, ports, factories, rail corridors, construction activity, and wildfire smoke. Smoke tests and air monitoring available.
Mold and moisture: Mold spores, microbial VOCs (mVOCs), mycotoxins, hidden moisture, humidity, and water intrusion.
Soil and land contamination: Heavy metals, pesticides, herbicides, petroleum products, industrial chemicals, contaminated fill, and residues from previous land uses.
Water quality: Municipal or well water, including contaminants associated with the water source, treatment system, household plumbing, pipes, and fixtures.
Radon: air testing, water and soil available. It’s the 2nd leading cause of lung cancer.
Legacy building and site hazards: Lead, asbestos, radon, soil gases, vapor intrusion, and other concerns associated with older buildings or previous property uses.
Electric, magnetic and radio frequency exposure: Cell towers, radio and broadcast towers, antennas, smart meters, dirty electricity, wireless systems, power lines, electrical substations, transformers, and high-voltage transmission towers.
Drug residues and hazardous gases: Potential contamination associated with smoking, vaping, methamphetamine or other drug activity, combustion gases, sewer gas, fuel vapors, and other property-specific concerns.
Lighting and environmental wellness: Daylight, glare, flicker, nighttime light exposure, noise, nature connection, and other sensory conditions that may affect comfort and well-being.
Additional property-specific concerns: Testing recommendations are customized to the building, its location and history, surrounding land uses, and the client’s concerns.
Not every potential source means a property is unsafe. The purpose is to determine which concerns are relevant, identify which may warrant testing, and replace uncertainty with useful information.
